8月2-4日的上海DAF建筑表皮大會(huì),主題為“城市更新”,分享的案例涉及歷保建筑、商場(chǎng)外墻翻新、舊社區(qū)開(kāi)發(fā)、舊工廠再開(kāi)發(fā)、體育場(chǎng)更新升級(jí)等等。
今天跟著大福一起來(lái)認(rèn)識(shí)一下分享美國(guó)圣塔莫尼卡購(gòu)物中心和中糧北京大興大悅春風(fēng)里兩個(gè)標(biāo)志性城市更新項(xiàng)目的嘉賓:JERDE 副總裁、 業(yè)務(wù)拓展總監(jiān)張鶴先生。
張鶴先生作為JERDE捷得建筑師事務(wù)所中國(guó)區(qū)業(yè)務(wù)拓展總監(jiān),在建筑行業(yè)擁有十余年的市場(chǎng)及業(yè)務(wù)拓展經(jīng)驗(yàn)。他畢業(yè)于中國(guó)人民大學(xué),并獲得工商管理碩士學(xué)位。結(jié)合了技術(shù)背景與商業(yè)敏銳度,使其在推動(dòng)公司業(yè)務(wù)增長(zhǎng)和市場(chǎng)拓展方面表現(xiàn)尤為突出。

位于美國(guó)洛杉磯的圣塔莫尼卡購(gòu)物中心商業(yè)綜合體改造,秉持著以有機(jī)手法渲染商業(yè)設(shè)計(jì)的永恒城市規(guī)劃理念,JERDE將項(xiàng)目的主要結(jié)構(gòu)織入城市肌理。一個(gè)充滿活力的公共空間,不僅僅只是一個(gè)購(gòu)物中心,而是一個(gè)真正的城市中的街區(qū)。 此次更新的規(guī)劃設(shè)計(jì)理念是將單一的購(gòu)物中心改造成充滿活力的公共空間。大手筆掀開(kāi)了原來(lái)覆蓋住整個(gè)項(xiàng)目的屋頂,使其自然形成露天公共街區(qū)商業(yè)空間,并通過(guò)有效地組織商業(yè)動(dòng)線成功延續(xù)了在當(dāng)?shù)貥O富盛名的第三街商業(yè)步行大道,以加強(qiáng)周邊街區(qū)城市中心聚集感。利用加入城市中常見(jiàn)的體量、材料和景觀,與圣莫妮卡西海岸都市的自然配合。 Located in Los Angeles, USA, the Santa Monica Place commercial complex renovation adheres to JERDE's timeless urban planning philosophy of infusing commercial design with an organic approach. The primary structure of the project is woven into the city's fabric, creating a vibrant public space that is more than just a shopping center—it's a true urban neighborhood. The planning and design concept for this renovation is to transform a single shopping center into a dynamic public space. By removing the roof that originally covered the entire project, JERDE naturally created an open-air public street commercial space. The design effectively organizes the commercial flow, successfully extending the renowned Third Street Promenade, enhancing the sense of a central gathering place in the surrounding urban area. The renovation incorporates commonly seen volumes, materials, and landscapes of the city, harmoniously blending with the natural setting of Santa Monica's west coast metropolis. 隨著北京大興區(qū)城市化進(jìn)程加速,產(chǎn)業(yè)發(fā)展蓬勃興起,居民和就業(yè)人口集聚,原有的火神廟商業(yè)中心已承載不了周邊居民的需求。JERDE堅(jiān)持的“場(chǎng)所創(chuàng)造”理念,結(jié)合該區(qū)域高頻日常生活需求,以餐飲、休閑、娛樂(lè)、社交、家庭、親子等生活類(lèi)業(yè)態(tài)和零售類(lèi)業(yè)態(tài)為主,在滿足消費(fèi)者逐漸升級(jí)的物質(zhì)和精神的需求的前提下,從“城市更新、塑造文化、復(fù)興城區(qū)商業(yè)”等多維度,對(duì)火神廟商業(yè)中心進(jìn)行了改造,打造出一個(gè)真正貼近生活的時(shí)尚生活中心。 項(xiàng)目原場(chǎng)地上的火神廟作為國(guó)家文物建筑被保留下來(lái),至今,周邊居民保持著定期來(lái)祈愿的傳統(tǒng),它寄托著人們的希望。JERDE將這一傳統(tǒng)文化與“希望與光”的抽象概念相結(jié)合,并融入設(shè)計(jì)方案中。“燈籠”是傳統(tǒng)文化中承載光明及指引希望的象征,為了沿襲這份獨(dú)特的文化元素,JERDE的改造設(shè)計(jì)以“燈籠”為主題,這一設(shè)計(jì)留住了都市生活中的“人情味”和“煙火氣”,如同火神廟帶給人們一份寄托和希望一樣。 As the urbanization process accelerates in Beijing's Daxing District, industrial development is thriving, and the population of residents and workers is rapidly increasing. The existing Huoshen Temple Commercial Center can no longer meet the needs of the surrounding residents. JERDE, adhering to the "Placemaking" concept, has transformed the Huoshen Temple Commercial Center, focusing on daily high-frequency needs of the area. The new design prioritizes dining, leisure, entertainment, social activities, family, and parent-child activities, as well as retail sectors, addressing the evolving material and spiritual needs of consumers. The renovation aims at urban renewal, cultural shaping, and the revitalization of the downtown commercial area, creating a truly life-oriented and stylish lifestyle center. The fire Temple on the original site of the project has been preserved as a national cultural relic building. Until now, the surrounding residents have maintained the tradition of praying regularly, which is the hope of people. JERDE combined this traditional culture with the abstract concept of "hope and light" and integrated it into the design scheme. "Lantern" is a symbol of light and hope in traditional culture. In order to follow this unique cultural element, JERDE's renovation design takes "lantern" as the theme. This design retains the "human touch" and "fireworks" in urban life, just like the fire temple brings people sustenance and hope.
